The Difference That Matters

Why we won't roof over your existing shingles

Laying new shingles on top of old ones is faster, cheaper, and genuinely tempting when you're comparing bids. It's also the single decision that costs you the most later, and there are two hard reasons we don't do it.

First: it disqualifies your warranty. CertainTeed's own installation specification states plainly that a lay-over or roof-over installation does not qualify for extended warranty coverage. If a contractor offers you a "new roof" over the existing one and also promises a long manufacturer warranty, those two things are in conflict.

Second: it hides the part that actually fails. The decking is what your entire roof is fastened to. Covering it up means nobody has looked at it — and if there's rot under there, you've just paid to seal it in. On top of that, the top-tier CertainTeed warranty requires all metal flashings to be replaced, including step, sidewall, chimney and skylight flashing. A roof-over reuses them by definition.

Doing it properly costs more up front. That's the honest trade, and it's the one we'd want made on our own house.

When replacement is genuinely the right call

We'd rather repair your roof than replace it, and we'll tell you when a repair is all you need. Replacement is the honest recommendation when the damage isn't contained to one area — widespread granule loss and curling across the field of the roof, multiple leak points rather than one, a roof already past the 20 to 30 years an asphalt system lasts in Ontario, or a situation where you've paid for repairs more than once and they keep moving to the next weak spot.

At that point repairs stop being economical, because you're maintaining a system that's finished. We diagnose the actual condition first and show you photos of what we found, so the recommendation is something you can see rather than something you have to take on faith.

What to expect during the job

You get a specific timeline before work starts, not a vague window. We protect landscaping and the property around the work area, handle complete disposal of the old roofing material, and document the job with photographs throughout — including anything we find once the deck is exposed, before it gets covered again. Most residential replacements finish in one to a few days depending on size, layers, and weather.

Why Ontario winters are the real test

This isn't a sales angle — the City of Waterloo says it in its own climate adaptation plan. The City lists, among the risks it is planning for, "more volatile winter temperatures leading to increased freeze-thaw cycles, resulting in damage to, and decreased service life of City-owned buildings (e.g. foundations, roofs) and infrastructure." It also expects more freeze-thaw days through the 2020s and 2050s and an increase in freezing-rain events, and it lists ice storms in 2013, 2016, 2018 and 2019 among the events it has already had to manage.

Kitchener-Waterloo averages roughly 160 cm of snow a year, about 44 cm of it in January, with snow on the ground around 95 days annually. Regional records include a maximum snow depth of 54 cm and a single-day snowfall of 22.9 cm. That load, cycling above and below freezing all winter, is what finds every shortcut in a roof: an eave with no ice-and-water membrane, an attic with unbalanced ventilation, flashing that was reused instead of replaced. Building for those conditions is the entire reason a proper system costs more than a shingle-over.
